Depth behind the finished space.
A finished interior hides hundreds of decisions. The ceiling has to accommodate services. Joinery has to meet the finished floor. Materials have to arrive in the right sequence. KIOM connects these interfaces through design review, procurement and active site coordination.
Our leadership background spans architectural design, commercial fitout, multi-site delivery, consultant coordination and project management. That experience shapes how we investigate a brief and organise the work.

Selected leadership experience — workplace planning and exposed services coordination.
Design & buildability
Spatial planning, material selection, construction detailing and review of the interfaces between the design and the site.
Cost & procurement
Scope definition, quantity review, supplier comparison, long-lead decisions and a clear record of allowances and changes.
Programme & coordination
Work sequences, trade interfaces, access requirements and progress reporting aligned with project milestones.
Building services are part of the design.
Lighting, air conditioning, electrical supply, plumbing, fire services, data, security and audiovisual requirements influence how a space can work. We coordinate the relevant specialists and trade information for the agreed scope.
The aim is to resolve positions and access before work is concealed. Specialist engineering, certification and statutory approvals remain with the appropriately appointed professionals.

Selected leadership experience — lighting, glazing and ceiling finishes brought together in a meeting space.
Control through the delivery stage.
Defined trade packages
Clarify inclusions, exclusions and interfaces so the responsibilities between trades can be checked.
Quality reviews
Use project-specific inspections, agreed samples and issue tracking through construction and close-out.
Documented decisions
Record client selections, revised information and changes affecting scope, time or cost.
Experience across different environments.
Workplaces require a balance of focused work, collaboration and services. Hospitality and retail bring operational flows, brand standards and opening dates into the brief. Residential work requires close attention to everyday use, comfort and the relationship between inside and outside.
